Where Digital Audits Are Strongest
Digital audits are especially well suited to the front end of the audit process, wide, fast screening across a large portfolio, where sending an auditor to every single property just to determine which ones deserve deeper attention would be prohibitively expensive and slow. They're also valuable for ongoing monitoring between formal audits, since the same sensors and remote data access used to conduct an initial digital audit can keep running afterward, catching performance drift long before the next scheduled audit would.
Where They Still Fall Short
Some things genuinely require someone on site, equipment behind a locked mechanical room door, certain invasive tests, or nuanced judgment calls about building condition that a camera or sensor can't fully replace. The most effective programs treat digital audits as the fast, low cost first pass, then reserve site visits for what that pass flags as worth a closer, in person look, rather than treating digital collection as a complete substitute for every part of the process.
